A small 3-season sunroom that is 8’ by 8’ can be priced around $15,000 to $25,000. A larger 3-season sunroom that is 20’ by 20’ can be $80,000 to $90,000.

A four-season sunroom is a fully integrated home addition with insulation, electricity, and a heating and cooling system. Because these rooms require wiring and HVAC ducts for temperature regulation, this sunroom style usually features a knee wall rather than floor-to-ceiling windows.

A four-season sunroom adds square footage and appraisal value to your home. These sunrooms are equipped with insulation and HVAC systems, so they are comfortable and usable year-round. Typically, a four-season sunroom will have a knee well near the roof, which is a short wall with a base plate, used to accommodate the ductwork for the HVAC system and insulation. The larger the square footage of the sunroom, the larger the HVAC system must be to heat and cool the area. A small four-season sunroom sized 8’ by 8’ may be $25,000 and up, while a larger 4-season sunroom sized 20’ by 20’ can run $120,000 to $160,000. Many 4-season sunrooms are either 12’ by 12’ or 12’ by 14’.

Glass Solarium: $45,000 to $120,000

A solarium is a type of sunroom made entirely of glass including the ceiling. These usually do not have electricity or an HVAC system (like a 3-season sunroom). These differ from a greenhouse because they have a fully finished floor. These allow you and your family to view the outdoor landscapes and stars unobstructed. These have floor-to-ceiling windows and a glass ceiling.

Conservatory: $30,000 to $150,000

A conservatory is a type of sunroom that also has a glass ceiling and large panoramic glass windows. Originally, these were designed to function as greenhouses, but they can be used for stargazing, relaxing, and entertaining. Sunlight shines directly into the glass windows and ceiling. These come in many variations, which are classified by the type of design and complexity. The main two types are Edwardian and Victorian, named after the periods in which they first appeared in architecture. Edwardian design is more rectangular, and fits well with modern architecture. Victorian conservatories have more intricate design and can be designed to fit the home. A conservatory addition can cost between $200 and $500 per square foot.

Conservatory additions have an ROI of 50% to 75%, so most of the cost is added to the appraisal value of your home.

Prefabricated Sunroom: $6,000 to $40,000

Prefab sunrooms come in kits with all the necessary building materials. Homeowners that are especially handy may choose to assemble these kits themselves, but many homeowners prefer to have a contractor do the work to ensure the construction is stable and steadfast. Larger prefab kits can be somewhat complex to assemble. The price varies on the size of the kits and the quality of the materials.

These are almost always prefab kits with glass or plastic panels. These lack a foundation and insulation and are usually built on an existing deck or porch.
